They're losing them because of the conversations they're refusing to have.
Not the hard pitch. Not the close. The honest, uncomfortable, mid-transaction conversations that separate agents who keep clients from agents who get fired.
On this week's Powerhouse Talk, Tim Harris, Julie Harris, and Dan Lesniak — with Casey, Chris, and Orlando all in various stages of travel — put four questions on the table that most agents are too scared to answer out loud.

Chewy or Hooey? This Week's Headlines
Compass/Anywhere + Rocket/Redfin now control 30–40% of unit sales in five major metro markets — and 41% of Compass deals in Washington DC are now double-ended. Is this a real threat to independent agents?
The panel called Hooey — not on the stat itself, which is factual and concerning, but on the idea that this is a sustainable or ethical business model. Tim called it a pre-MLS throwback dressed up in modern branding.
Julie pointed out the contradiction directly: the same industry that cracked down on "coming soon" listings for keeping homes off-market is now applauding brokerages that hoard listings inside their own network for dual-agency purposes. Washington State just banned off-market listings entirely — and it likely won't be the last.
Dan's take: nothing about this model is AI-proof. A Claude-powered bot with a Chrome extension and a Compass login can monitor new pre-MLS listings daily and alert you in real time. Tim has already mapped out exactly how to set it up. The so-called moat these companies think they're building has holes an AI agent can walk right through.
"If you want to be relevant in real estate and have leverage, you have to be a listing agent. These are all buyer-agent problems if you think about it."

Hooey — and a timely lesson in AI literacy. Julie ran it through AI before bringing it to the show. No evidence it was ever said. The post was fabricated, repurposed out of context, and spread virally across Instagram.
The speech patterns were convincingly Trumpian — which is exactly why it spread. Tim's tell: real Trump posts end with "thank you for your attention to this matter." That was missing.
The more important point: if your agents are sharing posts without verifying them through AI first, they're one reshare away from a credibility problem.
Real Estate Singularity: The AI Tools Changing How Agents Work Right Now
The theme of this week's AI segment wasn't which tool is hottest. It was simpler than that: AI is killing busy work, and the agents who let it will have more time for the only thing AI can't replace — human conversations.
Julie's AI play right now: She's using AI to clean and resurrect dead databases for her coaching clients. Most agents have databases that are 30–40% polluted — wrong addresses, missing phone numbers, people who moved years ago. AI can go out, pull public data, fill in the gaps, and flag contacts who no longer exist at their last known address.
A project that's been on the to-do list for five years gets done in an afternoon. That clean database then becomes the foundation for the next move.
Tim's bigger idea — hyper-personalized AI newsletters: Not a market update blast. Not a recipe card. A newsletter AI builds specifically for each individual in your database — based on their social media activity, their stated interests, their lifestyle. Julie gets a newsletter about French bulldogs, luxury architecture, and neighborhood development.
Your client who's obsessed with college football gets something completely different. Every person in your SOI feels like you're talking directly to them — because you are. The phone call that follows lands in a completely different conversation than a cold check-in.
"When they get that newsletter and you call them, it's not a cold call. The conversation is already ignited. That is the future AI is creating for you."
Dan's AI tool replaced a VA: Dan's team ran their listing coordinator's full job description through their AI system and got back a direct answer: "I can replace 72% of her tasks currently." The VA was let go. A generalist VA now handles both roles — working less, because AI is absorbing the routine work. The system integrates Claude, ChatGPT, Grok, and over 200 other AI tools, connected directly to their CRM, MLS, SkySlope, and Canva — all communicated with via Telegram, as naturally as texting an employee.

Tim's YouTube audit via Claude: After two years of trying to grow the Tim and Julie Harris YouTube channel past a plateau, Claude identified the actual problem in one session: the channel's 143,000 subscribers are largely inactive — many no longer in real estate — and the algorithm is penalizing the long-form content as a result.
Claude's counterintuitive solution: stop posting long-form to the main channel, let it serve as the home for reels and shorts (which are already growing fast), and launch a new channel specifically for long-form podcast content. Two years of stalled growth. One AI audit. A clear path forward.
The Four Conversations That Pay You This Month
Most agents are losing deals they already have — not because they lack listings or leads, but because they're avoiding four specific conversations that the market demands right now.
Conversation #1: The Price Repositioning Talk
Never say "lower your price." Say: "Let's reposition the home in the market so it correctly reflects what buyers are expecting right now."
Dan walked through a live example: a seller who bought in a bidding war in 2022, waived inspections, and is now getting offers with inspection contingencies on a home that hasn't moved in 30 days. The seller is angry — at the market, at the original agent, at the situation. Dan's job wasn't to argue. It was to show market data, acknowledge the frustration, and reframe the path forward around the seller's goals rather than their ego.
Tim's reminder: marketing does not overcome bad pricing. It never has. You do marketing to earn the right to be in the neighborhood, to serve the seller's ego, and to demonstrate effort. But price is what sells the house. Every time.
"If it's priced right, it will sell. Every single time. Twice on Sunday."
Conversation #2: The Condition Conversation
Dan paired his price reduction with a smart AI move: instead of scheduling a photographer and asking the seller to plant flowers and wait for the trees to green up, he told his seller to enjoy a night at the country club and had his AI tool generate four different updated exterior photo options — full green foliage, fresh landscaping, clean grass — by the next morning. The seller chose his favorite. New photos went live with the price adjustment.
The point isn't the tool. The point is that agents who avoid the condition conversation because they don't want the confrontation are the same agents whose listings expire. The tool just removes the logistical excuse.
Conversation #3: The Honest Follow-Up Call
Julie's coaching clients are reporting something consistent right now: open houses are working. Not because open houses are magic, but because the agents who are doing them are having real conversations with real buyers and sellers — and following up immediately.
The agents thriving right now are not the ones posting the most content. They're the ones stepping away from the screen and finding more ways to have intentional, meaningful conversations.

Conversation #4: The Referral Ask
Tim and Dan's closing point: AI is handling more and more of the background work — follow-ups, database maintenance, content creation, scheduling. That means the one irreplaceable thing an agent brings is human presence.
The referral ask — direct, confident, in-person — is the conversation that no AI will ever have on your behalf. The agents who are bonded with their sphere through personalized outreach and consistent contact are the ones who don't get replaced. Their clients don't even think to call someone else.
The Bigger Shift: AI as Delta Force, Not a Dashboard
Tim closed the show with a framing that cuts through all the noise:
"AI isn't a tool. It's an army of Delta Force operators working for you 24 hours a day, 365 days a year — making it so that whatever you dream of, you can create."
The parallel he drew to GLP-1 medications is worth sitting with. For years, people who were paying attention to peptides quietly built better health outcomes while skeptics argued from the sidelines. Now those drugs are FDA-approved and mainstream. The early adopters already have two or three years of compounded benefit.
AI adoption in real estate is following the same curve — right now. The agents who embrace it this month, build their systems, clean their databases, and free themselves up for human conversations are the ones who will look back at 2026 as the year everything changed.
Don't buy a book of prompts from some Instagram guy. Just go to Claude, describe what you want like you're explaining it to a five-year-old, and ask it to write the prompt for you. Then paste that prompt back in. That's it. That's the whole game.

Have the price repositioning conversation you've been putting off. Use the language: "Reposition the home in the market so it correctly reflects buyer expectations." Do it this week — not next.
