A buyer says he cut $110,000 off his purchase price using ChatGPT and a $1,200 attorney. Another claimed he saved $150K on a million-dollar home by skipping agents. And 373 people showed up to argue about it.

This week, Tim, Julie, Dan and Tammy break down why AI-armed clients still need an agent who brings the real numbers, and why the human in the room still wins.

This week's PowerHouse Talk covers the "ChatGPT replaced my agent" debate, how to brief your AI (direct beats polite), AI listing photos and films, assumable mortgages as a buyer weapon, this week in the real estate singularity, and four listener questions.

🤖 "ChatGPT Replaced My Agent." Did It?

An agent's post about DIY buyers drew 482 upvotes, and the consumer pushback was loud. A survey of 208 agents backs up the trend: 78% said clients use AI somewhere in the deal, 42% use it to read contracts, and 23% use it to push back on price.

Dan's take: AI is a tool, not your agent. The free versions aren't connected to the MLS. He watched ChatGPT call a home "pending" a month after it closed for $715,000. The memory slips. And nobody knows what an agent would have uncovered. Maybe that buyer gets $150K off instead of $110K.

The best reply in the thread came from an agent: "My job is to save you more than 15K. I'm your personal psychologist for all the panic attacks and cold feet." That's the job.

🗣️ Be Direct, Not Polite, With Your AI

Research suggests clear, direct prompts beat overly polite ones. The panel talked about briefing your AI like a capable assistant, and where the line is on giving it access to passwords and confidential client information.

📸 AI Listing Photos and AI-Made Listing Films

What's possible right now with AI-enhanced listing photos and short listing films, and where agents need to stay honest about what's real.

🔑 Assumable Mortgages as a Buyer Weapon

Dan shared a win: his first AssumeList buyer. When a buyer can take over a seller's lower rate, the monthly payment math changes the whole conversation.

Listener Questions

This week's listener questions:

  • A solar lease surprise a year after closing, when a $10 electric bill jumped to $500.

  • Mandatory club memberships and the hidden bills that come with the deed.

  • How to remember 40 tiny details about every buyer.

  • A record-setting first-year agent who doesn't actually like the job.

Hear the panel's answers in the full episode.

The One Thing to Take Away

Your clients are going to walk in with AI. Let them. Your value was never information:

  • Judgment on the real numbers.

  • Negotiation that finds what a chatbot can't.

  • Keeping a nervous buyer from walking away from the right house.

  • Being the calm voice at 11 PM.

The agents who win will use AI to sharpen their numbers and spend more time being the human in the room.

A CRM so smart, it updates itself.

HubSpot's CRM is so smart, it now updates itself. Calls get logged and summarized the moment they end. New leads get researched and a first outreach drafted, automatically. Deals move forward on their own, with next steps flagged before you have to ask.

Even the one repetitive task you've been meaning to fix can now run itself, no code required. Customers using it are already seeing the difference.

This isn't the CRM you have to work hard to figure out. It's the one already working before you log in.
