Your next showing request may not come from a person. It may come from a buyer's AI assistant that checks calendars, answers inquiries and books the time, all before you ever talk to anyone.
A survey of 400 independent agents found 96% of us use AI a few times a week, and 88% have sent AI-written content to a client without reading it first. The tools are already here. The question is whether you're the agent the machine can actually book.
This week, Tim, Julie, Dan, Tammy, Kacie and Keri cover AI assistants booking showings, a part-time agent ready to quit, data centers in a shipping container, Compass split changes, the new open real estate platform vs. private listings, five listener questions, and why face-to-face still wins.
🤖 AI Assistants Are Booking Showings. Are You Bookable?
Anthropic opened the wait list for Claude Duet, an always-on assistant for about $20 a month. It checks email and calendars every few hours, offers to act, and asks before it sends, pays or signs anything.
Julie's take: accept it. It's already happening. Block your calendar if you need to and tell it when it can and can't schedule. But don't be an "AI bot schedule denier," the agent who ignores a request because it sounded like AI. The agents who respond, or have someone respond for them, are going to get all the showings.
Your move: put a booking link on your showing calendar and make your inquiry replies easy to read, because there may be a machine on the other end.
💼 A Part-Time Agent Ready to Quit After a Year
Keep the day job or go all in? The panel talked through what really changes when an agent has more than one source of income, and how AI can take on the routine work so your real estate hours go to people.
🌍 Data Centers, Compass and the Open Platform
Data centers in a shipping container and what they could mean for land. Compass split changes and the pressure they put on agents. And the new open real estate platform vs. private listings, plus a SpaceX share for every kid.
Listener Questions
This week's listener questions:
How to check AI-written listing copy before it goes out.
"My buyer's agent told me the seller always pays." The seller offered 2% and the buyer was told to cover the other 1%. 204 people said fire her. Kacie Anderson explains the language that belongs in your buyer agreement on day one, and why you check it with your broker first.
A buyer found an agent by asking Claude, through the Zillow connector. Does that agent owe Zillow?
Spend $14K and relist the childhood home?
Zero showings and a seller who wants Sunday open houses.
Hear the panel's answers in the full episode.
The One Thing to Take Away
AI will handle more of the routine work every month. That makes the human part more valuable, not less:
Be easy to book, for people and for their assistants.
Put compensation in writing on day one, and remind clients as the deal moves.
Lead with "it's really me." Kacie opens her calls, texts and emails that way, and it gets attention.
Spend the time AI gives back in front of customers.
Personalized attention is the luxury in real estate now. Let AI do the busywork so you can be the person in the room.
