👀 Is Zillow About to Become Obsolete?

Walk into almost any brokerage sales meeting in America and you'll hear the same conversation.
"How many listings?"
"How many pendings?"
"How many closings?"
Those are important numbers.
But I think they reveal one of the biggest blind spots in our industry.
We've built our businesses around transactions.
The future belongs to businesses built around homeowners.
That's a subtle distinction.
But I believe it changes almost everything.
We Have Defined Our Customer Too Narrowly
For decades, the real estate industry has treated consumers as customers only when they're moving.
Think about that.
The average homeowner moves every 8 to 12 years.
That means for more than 90% of the relationship, most agents have almost nothing to offer.
We show up when someone wants to buy.
We show up when someone wants to sell.
Then we disappear.
Imagine if your doctor only wanted to hear from you every ten years.
Or your financial advisor only called when you were retiring.
It would seem absurd.
Yet that's exactly how much of our industry operates.
We've mistaken the transaction for the relationship.
The Customer Never Stops Being a Homeowner
Here's the shift I think the industry is beginning to recognize.
Buying a home isn't the end of the customer journey.
It's the beginning.
From the day someone gets the keys, they face hundreds of decisions.
Should I remodel?
Who can I trust to repair my roof?
Is it a good time to refinance?
What is my home worth today?
Should I appeal my property taxes?
How much should I budget for maintenance?
Is my insurance still competitive?
Who's the best painter?
Should I add an ADU?
None of those questions involve buying or selling.
All of them involve homeownership.
And every one of them is an opportunity for an agent to create value.
The Real Competition
Most agents believe they're competing with other agents.
I don't think that's true anymore.
Increasingly, we're competing with every company trying to own the homeowner relationship.
Mortgage companies.
Insurance providers.
Home improvement marketplaces.
Property management companies.
Financial technology platforms.
Consumer portals.
Everyone wants to become the trusted advisor to the homeowner.
Why?
Because the homeowner relationship is incredibly valuable.
If you're the first call whenever a homeowner has a question, you're also likely to be the first call when they decide to move.
The transaction becomes the outcome of the relationship—not the purpose of it.
Lifetime Value Is About More Than Commissions
Business leaders often talk about customer lifetime value.
Most agents calculate it by asking:
"If this client buys and later sells with me, what's that worth?"
I think that's too small.
What if the homeowner refers three friends?
Uses your preferred vendors.
Attends your client events.
Calls you before making major home decisions.
Introduces you to their financial advisor.
What if they remain connected to your business for twenty years?
Now you're measuring something much larger than one commission.
You're measuring the value of becoming their trusted advisor throughout the life of homeownership.
The Agent of the Future
I think the best agents of the next decade will look less like salespeople and more like quarterbacks.
They won't try to do everything.
They'll know who to trust.
They'll connect homeowners with great lenders, contractors, inspectors, designers, attorneys, tax professionals, and service providers.
Their value won't come from having all the answers.
It will come from knowing where homeowners should turn.
That's a much more durable business model.
The Shift in Thinking
Instead of asking:
"How do I generate more transactions?"
Try asking:
"How do I become indispensable to homeowners whether they're moving or not?"
That question leads to different decisions.
Different content.
Different conversations.
Different businesses.
It encourages you to think in decades instead of quarters.
Relationships instead of transactions.
Lifetime value instead of commission income.
The Homeowner Economy
I believe residential real estate is entering what I call The Homeowner Economy.
The winners won't simply help people buy homes.
They'll help people own homes.
Because buying is an event.
Homeownership is a lifetime.
The businesses that recognize the difference will build stronger relationships, more predictable revenue, and far more resilient brands.
And when those homeowners are finally ready to move...
They won't need to ask who to call.
They'll already know.
I think the real estate industry has been asking the wrong question.
Instead of asking:
"How do we generate more transactions?"
We should be asking:
"How do we create more value for homeowners?"
Here's why.
The average homeowner moves every 8–12 years.
For the other 90%+ of that relationship, most agents have very little interaction.
That's a missed opportunity.
Homeowners constantly have questions.
Should I remodel?
Is now a good time to refinance?
What's my home worth?
Who can I trust to replace my roof?
How do I prepare for retirement in this house?
Those aren't real estate transactions.
They're homeownership decisions.
And I think that's where the future of our industry is headed.
The best agents won't just be experts at buying and selling homes.
They'll become the most trusted advisor throughout the entire homeownership journey.
I've started thinking about this as The Homeowner Economy.
Buying and selling are moments.
Homeownership is a lifetime.
The professionals who build businesses around serving homeowners—not just facilitating transactions—may create the most durable businesses of the next decade.
If homeowners only move every 8–12 years, what value can we provide during the years in between?
That's the question I'm thinking about most right now.
