I don't think that's what's happening.

I think we're looking at the wrong scoreboard.

The real competition in residential real estate isn't for market share.

It's for mental market share.

And understanding the difference may change how you build your business.

We Don't Choose From Every Option

Behavioral economists have known something for decades.

When people make decisions, they don't evaluate every available choice.

They evaluate the few choices they can immediately remember.

Think about this.

If I asked you to name a sports apparel company...

Nike probably entered your mind before the hundreds of other brands that exist.

Why?

Because Nike owns mental market share.

The same thing happens in real estate.

When someone says,

"We're thinking about selling."

Very few homeowners create a spreadsheet of every licensed agent in town.

Instead, they think:

"Who do we know?"

"Who have we heard good things about?"

"Who seems to sell homes around here?"

The first few names that come to mind become the interview list.

That means most agents are competing long before a homeowner decides to move.

The Decision Is Often Made Before You Know the Client Exists

This is one of the biggest misconceptions in our industry.

We assume competition begins when the listing appointment is scheduled.

In reality...

The competition began months—or even years—earlier.

Every market update.

Every conversation.

Every community event.

Every client experience.

Every recommendation.

Every social media post.

Each one either increased or decreased the likelihood that your name would appear in someone's mind later.

By the time the homeowner starts interviewing agents...

The game is often already half over.

Visibility Isn't the Goal

This is where I think many agents misunderstand branding.

They think the goal is to become visible.

It isn't.

The goal is to become memorable.

There's a huge difference.

Consumers scroll past thousands of pieces of content every week.

Visibility is temporary.

Memory is durable.

The question isn't:

"Did they see my post?"

It's:

"Will they remember me six months from now when a friend asks for an agent?"

That's the metric that matters.

Familiarity Creates Confidence

Psychologists call it the mere exposure effect.

The more frequently people encounter something positive, the more comfortable they become with it.

Real estate works the same way.

If homeowners repeatedly see you providing thoughtful market insight...

If they hear your name from multiple people...

If they watch you consistently showing up in the community...

You become familiar.

And familiarity lowers uncertainty.

That doesn't guarantee they'll hire you.

But it dramatically increases the odds that you'll make the shortlist.

Marketing Has Changed

For years, marketing was largely about interruption.

Billboards.

Postcards.

Bus benches.

Newspaper ads.

The goal was exposure.

Today's environment is different.

Consumers can ignore advertising whenever they choose.

What they can't ignore is consistent value.

Teaching.

Explaining.

Helping.

Advising.

Those things create memory.

Memory creates mental market share.

The Agents Who Win Quietly

Some of the most successful agents I've known don't have the biggest personalities.

They aren't necessarily the loudest on social media.

But they have something much more valuable.

When real estate comes up in conversation...

Their name comes up too.

That's not luck.

That's years of trust, consistency, and client experience accumulating into reputation.

A Better Question

Most agents ask:

"How do I get more leads?"

I think the better question is:

"How do I become the first trusted name that comes to mind when someone thinks about real estate?"

That's a different strategy.

It changes how you spend your time.

It changes what you post.

It changes how you define success.

Because you're no longer chasing transactions.

You're building mental market share.

And unlike advertising...

Mental market share compounds.

Every client who trusts you expands it.

Every referral reinforces it.

Every thoughtful insight strengthens it.

Over time, your reputation begins traveling into rooms you never entered.

People you've never met start hearing your name.

Friends recommend you.

Past clients advocate for you.

Other professionals introduce you.

That's when business starts to feel easier.

Not because you're working less.

Because your reputation has started working for you.

The Next Decade

I believe the most valuable agents of the next decade won't necessarily be the best marketers.

They'll be the agents who own the most mental market share in their communities.

The ones homeowners think of first.

Because in a world where consumers have unlimited choices...

Being remembered may be more valuable than being discovered.

Final Thought

The goal isn't to become famous.

The goal is much smaller—and much more powerful.

To become the first trusted name that enters someone's mind the moment they hear the words:

"I'm thinking about buying or selling a home."

That's mental market share.

And I believe it's one of the most valuable assets an agent can build.
