If you’re closing 2 deals a month and want 4… that’s not magic. That’s pipeline math.

Step 2: Rebuild Your Daily “Money Hours”

Top agents don’t work more hours.
They protect the right ones.

Here’s the standard:

Minimum 2–3 hours per day in proactive lead generation.
Non-negotiable. Calendar blocked.

During those hours:

  • Past clients

  • Sphere

  • Expireds

  • Absentee owners

  • Just listed / just sold calls

  • Warm internet leads

  • Direct outreach on social

Not checking email.
Not tweaking Canva graphics.
Not “researching CRMs.”

Production time only.

Here’s the simple framework:

Power Block Formula

  • 45 minutes outbound calls

  • 15 minute break

  • 45 minutes follow-up

  • 15 minute reset

  • 45 minutes new conversations

Three cycles = momentum.

If you’re not talking to 15–25 people a day, you’re not serious about growth.

Step 3: Tighten Your Listing Conversion

In a competitive market, skill gaps get exposed.

Average agents “present.”
Top agents control.

Here’s the 4-Step Listing Framework you should be using:

1. Pre-Frame Before the Appointment

Script:

“Before we meet, I’ll walk you through pricing strategy, marketing exposure, and negotiation positioning. If everything makes sense, we’ll get paperwork signed and launch immediately. Sound fair?”

Now the appointment has direction.

2. Control Pricing Early

Instead of asking:
“What were you hoping to list for?”

Ask:

“Based on what you’ve seen online, what price range do you believe the market supports?”

Then anchor with data immediately.

3. Create a Strategy Gap

“There are three ways to price: above the market, at the market, or ahead of the market. Only one creates leverage. Let me show you.”

Position yourself as strategist, not order taker.

4. Close Assumptively

“We can start showings Friday or Monday. Which do you prefer?”

Stop asking, “Do you want to list?”

Step 4: Systematize Your Sphere So It Actually Pays You

Most agents say, “My business is referral based.”

Translation: random.

Here’s the 12-Touch Core Plan:

Monthly:

  • 1 market update text

  • 1 personal check-in call (10 per day)

  • 1 social engagement pass (DM or comment)

Quarterly:

  • Client appreciation event or small gathering

  • Home equity review offer

Annually:

  • Real estate review appointment (virtual or in person)

Script for equity review:

“I’m updating property values for a handful of past clients. Want a quick 10-minute review of where you sit and what your options look like?”

This isn’t salesy.

It’s positioning.

If 200 people know you as “their real estate advisor,” your pipeline stabilizes permanently.

Step 5: Stop Being a Solo Operator

Here’s where many of you plateau.

You’re producing… but you’re isolated.

No leverage.
No revenue share.
No stock upside.
No strategic partnership.

You’re grinding inside a capped ceiling.

The smartest agents in this market aren’t just selling homes.

They’re building distribution.

They’re aligning with people who expand their reach, systems, and income streams.

Ask yourself:

  • Does my brokerage add measurable value?

  • Does it expand my opportunity?

  • Or am I just renting a logo?

If your environment doesn’t accelerate you, it’s slowing you.

90-Day Reset Checklist

Print this. Execute it.

Week 1

  • Audit numbers

  • Set 90-day transaction goal

  • Block daily power hours

  • Rebuild sphere list (minimum 200 contacts)

Week 2

  • Launch 12-Touch plan

  • Script practice 20 minutes daily

  • Role-play listing objections

Weeks 3–4

  • Minimum 75 real conversations per week

  • 5 listing appointments set per week

  • Track conversion rate

Month 2

  • Evaluate pricing conversations

  • Improve pre-framing

  • Add one new lead source

Month 3

  • Review pipeline math

  • Adjust daily activity

  • Explore brokerage leverage options

Simple.

Not easy.

But simple.

What This Really Comes Down To

High producers don’t “hope” for a better quarter.

They build it.

They know:

  • Conversations create contracts.

  • Structure creates consistency.

  • Environment creates expansion.

If you’ve been coasting… good.
