Most agents think they need more leads.

More marketing.
More exposure.
More inbound opportunities.

A small number of specific conversations create the majority of your income.

Not all conversations are equal.

Some are noise.
Some are activity.
A few are leverage.

If you understand which ones matter, your business becomes dramatically simpler.

Conversation #1: The Past Client Check-In

This is the highest ROI conversation in real estate.

And it’s the one most agents neglect.

Why?

Because it doesn’t feel urgent.

There’s no immediate deal attached to it.

But over time, it’s the most valuable conversation you can have.

A simple message works:

“Hey, just checking in—how’s everything going with the house?”

No pitch.
No agenda.

Just connection.

That one message does three things:

Because here’s the reality:

Your past clients are constantly in conversations with people who are thinking about moving.

If they remember you, you get mentioned.

Conversation #2: The “Not Now” Follow-Up

This is where most agents lose thousands—sometimes hundreds of thousands—of dollars.

You talk to someone.

They say:

“We’re probably not moving right now.”

That question does two things:

  2. It positions you as the real estate professional in their world

Why These 3 Conversations Matter

Most agents spread their effort across too many activities.

They chase:

  • new tools

  • new platforms

  • new strategies

Instead of focusing on the few things that consistently produce results.

These three conversations:

  • past clients

  • “not now” leads

  • sphere

…are where the majority of long-term opportunity lives.

The Compounding Effect

Here’s where it gets interesting.

These conversations don’t just create immediate business.

They compound.

A past client refers someone.
That person becomes a client.
That client refers someone else.

Over time, a small number of relationships produce a large percentage of your business.
