Let’s talk about the shift most agents don’t see coming.

Consumers aren’t just Googling anymore.

They’re asking AI.

“Who’s the best real estate agent in [city]?”
“Top listing agent near me?”
“Who should I trust to sell my home?”

And here’s the problem:

91% of agents don’t show up at all.

Not second page.
Not lower ranking.

They’re invisible.

Meanwhile…

The top 1% show up nearly half the time.

This is not a small advantage.

This is a winner-take-most environment.

And if you don’t understand AEO (Answer Engine Optimization), you will get left behind — fast.

This Is Bigger Than SEO

Most agents are still playing the old game:

  • Build a website

  • Rank on Google

  • Maybe run some ads

That still matters.

But AEO changes the game.

AI tools like ChatGPT, Google SGE, and others don’t just show links.

They give answers.

And those answers typically include:

  • 1–3 agent names

  • A short explanation

  • A recommendation

That’s it.

No scrolling.

No comparison shopping.

Just:

“Here are the agents you should consider.”

If your name isn’t in that answer…

You don’t exist.

How Consumers Actually Find Agents Now

Let’s break down the modern consumer journey:

Old Model:

  • Google search

  • Click 5–10 links

  • Compare agents

  • Fill out a form

New Model:

  • Ask AI

  • Get 2–3 names

  • Pick one

  • Reach out

Speed wins.

Trust is pre-built.

And visibility is everything.

Truth bomb:

In the AI era, if you’re not recommended, you’re not considered.

Screenshot that.

Because this is already happening.

Why the Same Agents Keep Showing Up

AI doesn’t randomly pick agents.

It looks for signals.

The agents who show up consistently have:

  • Strong digital footprints

  • Consistent content

  • Mentions across multiple platforms

  • Reviews and authority signals

  • Clear niche positioning

They are everywhere the AI is pulling from.

Most agents?

Have:

  • A weak website

  • Inconsistent social content

  • Few reviews

  • No authority positioning

So the AI skips them.

How to Start Showing Up in AI Recommendations

This is where you get tactical.

You don’t need to become a tech expert.

You need to become findable and credible at scale.

Here’s how.

1. Create “Answer Content” (Not Just Marketing Content)

Stop posting just listed/just sold.

Start creating content that answers real questions.

Examples:

  • “Best neighborhoods in [your city] for families”

  • “What sellers need to know before listing in 2026”

  • “Should you sell now or wait?”

  • “Top mistakes sellers make in today’s market”

AI pulls from content that solves problems.

Not content that promotes you.

2. Own Your Market Keywords

You need to be associated with your market.

Everywhere.

That means:

  • Your website must clearly say:
“Top real estate agent in [city]”

  • Your YouTube titles should include your market

  • Your social bios should include your market

  • Your blog posts should include your market

Consistency matters.

If AI can’t clearly tie you to a location…

You won’t show up.

3. Build Review Volume and Depth

Reviews are one of the strongest signals.

But not just star ratings.

You need detailed reviews.

Ask clients to include:

  • Location

  • Type of transaction

  • What you did well

Script:

“Hey [Name], would you be willing to leave a quick review? It really helps me show up when people are searching for an agent. If you could mention the area and what stood out about working together, that would mean a lot.”

More detail = more relevance = more visibility.

4. Get Mentioned Beyond Your Own Platforms

AI trusts third-party validation.

So you need to show up in:

  • Local media

  • Podcasts

  • YouTube collaborations

  • Industry blogs

  • Community pages

You don’t need national press.

Local authority is enough.

The goal is simple:

Be talked about in multiple places.

5. Publish Consistently (Frequency Wins)

Most agents post inconsistently.

That kills momentum.

You need a simple cadence:

  • 2–3 short videos per week

  • 1 long-form piece (blog or YouTube) per week

  • Daily micro-content (optional but powerful)

Consistency compounds.

AI rewards active, relevant creators.

The AEO Domination Framework

If you want to dominate your market, follow this:

Step 1: Visibility

  • Show up everywhere (website, social, video)

Step 2: Authority

  • Answer real questions

  • Provide value

Step 3: Validation

  • Reviews

  • Mentions

  • Testimonials

Step 4: Consistency

  • Weekly output

  • Long-term presence

This is not a one-week fix.

It’s a system.

Use AI to Win at AI

Here’s the irony.

You can use AI to dominate AEO.

Use it to:

  • Generate blog outlines

  • Write video scripts

  • Repurpose content

  • Brainstorm topics

  • Improve headlines

But don’t outsource your voice.

AI amplifies.

It doesn’t replace.

The goal is simple:

Spend less time creating — more time being visible.

What Happens If You Ignore This

Let’s be blunt.

If you ignore AEO:

  • You’ll rely more on paid leads

  • Your cost per deal will go up

  • Your visibility will go down

  • Your pipeline will shrink

Meanwhile, a small group of agents will dominate your market.

Not because they’re better.

Because they’re visible.

Action Plan (Start This Week)

No overthinking. Execute.

  • ☐ Google yourself — are you visible?

  • ☐ Ask ChatGPT: “Best real estate agents in [your city]” — do you show up?

  • ☐ Create 5 “answer-based” content topics

  • ☐ Record 2 videos this week

  • ☐ Ask 3 past clients for detailed reviews

  • ☐ Update your website with clear market positioning

  • ☐ Commit to weekly content for 90 days

Do this, and you’ll start showing up.

Not overnight.

But predictably.

Final Thought

AEO is not hype.

It’s the next evolution of how consumers choose agents.

And like every shift in real estate…

A small group will move early.

And dominate.

While everyone else catches up later.

The question is simple:

Will you be one of the agents AI recommends?

Or one of the 91% it ignores?
